Taxes, insurance, HOA and PMI are held constant and are not principal. Actual escrow, closing costs, maintenance and lender rounding can differ.

How this tool works
Principal and interest use fixed-rate monthly amortization. Entered property tax, insurance, HOA, and PMI form the required housing estimate while voluntary extra principal is reported separately.
Limits to know
The amortization assumes a fixed rate and scheduled payments. Closing costs, escrow changes, variable rates, recasting, late fees, prepayment rules, and lender rounding may change actual payments.
